Unit Mix (Multi-Family)

Step-By-Step Guide


1. Go to the Unit Mix Tab

From your property form, click on the Unit Mix tab in the left-hand panel.


2. Auto-Population from Underwriting Report

If you previously uploaded an underwriting report, the unit mix data you entered in the sheet will automatically appear here. You can still edit or update any of the rows if needed.


3. Add a New Unit Mix Row

To manually add a unit mix, click the “Add Unit Mix” button. This will create a new row in the table where you can input details for a specific unit type.


4. Fill in Unit Details

For each row, enter the following:

  • Unit Type: Choose the number of beds and baths from the dropdown.

  • Size (SF): Enter the square footage of this unit type.

  • Number of Units: Enter how many of this exact unit type exist. You can use the plus/minus buttons or type in the number directly.

  • Occupied Units: Indicate how many of those units are currently occupied. This number cannot exceed the total number of units specified.

  • Market Rent (Monthly): Enter the expected market rent per month.

  • Actual Rent (Monthly): Enter the current rent actually being collected.



5. Reordering and Managing Unit Mix Entries

  • You can reorder unit types by dragging them up or down using the handle on the left of each row. This is the order they will appear in your Offering Memorandum.

  • You can delete a unit mix entry by clicking the trash icon next to the row.


Notes:

  • The occupied units value must always be less than or equal to the total number of units in that row.
